Job Title : Financial Controller Real Estate
Position Overview :
A leading construction group is seeking an experienced Financial Controller for its real estate subsidiary managing onshore and free zone assets in Nigeria. The role combines financial management expertise with a strong understanding of real estate operations to drive effective investment and development strategies.
The Financial Controller will oversee the accounting department, maintain accurate financial records, prepare financial statements, ensure compliance with relevant laws, and support budgeting and financial planning processes. The ideal candidate will have a strong accounting foundation in the real estate industry and proven leadership experience.
Key Responsibilities :
A. Financial Management & Reporting
Manage day-to-day accounting operations including general ledger, accounts payable / receivable, and payroll.
Prepare monthly, quarterly, and annual financial statements.
Oversee consolidation and reporting across multiple entities and properties.
Maintain and enhance internal financial controls and procedures.
B. Budgeting & Forecasting
Lead annual budgeting and reforecasting processes at corporate and property levels.
Monitor performance against budgets and report on key variances.
Develop cash flow forecasts and manage liquidity across projects and entities.
C. Real Estate Financial Operations
Oversee lease accounting, property-level financial reporting, and Common Area Maintenance reconciliations.
Ensure accurate recording of rent rolls, capital expenditures, and tenant improvement allowances.
Provide financial insights to property managers to optimize operations and net operating income.
D. Compliance & Audit
Ensure compliance with federal, state, and local tax laws, including sales and property tax filings.
Coordinate annual audits and liaise with external auditors and tax advisors.
Maintain current knowledge of real estate accounting standards and regulatory requirements.
E. Team Leadership & Development
Supervise and mentor finance and accounting staff.
Promote a culture of accountability, accuracy, and continuous improvement.
Collaborate with property management, leasing, and development teams.
F. Technology & Systems
Oversee accounting / ERP systems and ensure data integrity.
Drive automation and process improvements across financial workflows.
Qualifications :
Bachelors degree in Accounting, Finance, or related field; advanced degree preferred.
5 -10 years of experience in accounting / finance, with at least 3 years in a leadership role.
Prior experience in real estate management or property accounting is strongly preferred.
